The building sits on a corner in downtown Geneva with a street on two sides, a public walk on a third, and the river beyond. There is no yard to stage from and nowhere to park a dumpster out of the way. Everything came up and went down through a footprint measured in feet, with pedestrians and traffic moving past the whole time.

The roof is two systems. CertainTeed Landmark carries the steep hipped slopes that read from the street. The flat sections behind the parapet — the ones carrying the rooftop mechanical units — are EPDM, which repairs cleanly and handles freeze-thaw
